ABOUT THE LAW
Following tragic fatal balcony collapses in California, the 2023 California Senate Bills SB-326 (for Condominium buildings) and SB-721 (for Apartment buildings) Require all Elevated Exterior Elements -i.e. balconies, decks, staricases- of Buildings with 3 or more Multifamily Dwelling Units to be Professionally Inspected by January 1, 2025, and Every 6 Years thereon. This initial deadline was subsequently extended to January 1, 2026 as per the Assembly Bill AB-2579.

EASY INSPECTION PROCESS
Our streamlined inspection process is as follows:

Client requests SB326 / SB721 inspection estimate via phone or via web

SoCal Balcony Inspectors (SCBI) sends proposal to Client
-
Client signs proposal and submits along with retainer (50% of total fee)

SCBI and Client schedule inspection's date and time
-
Client informs residents of inspection schedule

Client designates an onsite contact person
-
SCBI Inspector* coordinate with the contact and performs inspections

SCBI Inspector* reports any urgent structural issues to Client

Client submits remaining fee balance to SCBI

SCBI Inspector* sends detailed and illustrated inspection report to Client

If any repairs are recommended in the inspection report, Client will perform repairs** and inform SCBI Inspector*
-
SCBI Inspector* will return to verify repairs (if sny required) and report back to the Client
* All of our Inspectors are California-Licensed Professional Engineers (civil / structural engineers or Architects)
** SCBI does not provide repair contracting services. Client must seek a third-party contractor to that effect.
